Local knowledge
Liverpool's housing stock, and what it means for your survey
Liverpool's homes span two centuries. They run from Georgian townhouses in the Georgian Quarter to new flats on the waterfront. The age of a home and how it was built decide which survey suits you. As a rule, homes built before 1900 call for a RICS Level 3 Building Survey. It looks for the causes of damp, movement and decay, not just the signs. Later homes of standard construction in good order suit a RICS Level 2 Home Survey.
Whatever you are buying, we inspect it ourselves and write the report in plain English. These are the homes we survey most often across the city.
-
Georgian Quarter and Rodney Street. Solid brick townhouses with slate roofs and original timber. Usually a Level 3.
-
Wavertree, Anfield, Kensington and Toxteth. Victorian and Edwardian terraces. The pre-1900 ones call for a Level 3. Later terraces in good order suit a Level 2.
-
Childwall, Allerton and Crosby. Inter-war semis and post-war estates. A Level 2 is the usual choice.
-
Sefton Park and Aigburth. Large Victorian villas converted into flats. We look closely at shared roofs, services and fire separation.
-
City centre and waterfront. Newer apartments where cladding, service charges and lease terms matter. The report flags what your solicitor should check.

Questions about surveys in Liverpool
Do you cover all of Liverpool?
Yes. We survey across every L postcode. That runs from the city centre and the Georgian Quarter to Crosby, Aigburth, Woolton and Kirkby. We also cover the WA and CH postcodes around Warrington and Chester. Not sure about an address? Ask and we will tell you straight away.
How quickly can you survey in Liverpool?
We reply the same working day with a fixed fee and the earliest dates we can offer. Our base on Rodney Street keeps travel short. Your report follows within three working days of a Level 2 visit, or four of a Level 3.
Which survey do most Liverpool buyers need?
A RICS Level 2 Home Survey suits homes built after 1900 in the standard way, and in good order. Older terraces, Georgian townhouses and listed buildings usually need a RICS Level 3 Building Survey. So do homes that have been altered or extended. We advise before you book.
Do you survey flats and conversions in Liverpool?
Yes. We know the converted Victorian villas around Sefton Park and Aigburth well. We also survey purpose-built blocks and waterfront flats. For flats, we comment on the shared parts too. We also list the points your solicitor should raise about the lease.
