Which survey do I need?
Most buyers need one of three things: a Level 2 survey, a Level 3 survey or a valuation. Here is how to tell them apart, and we are always happy to advise before you book.

RICS Level 2 Home Survey
For conventional houses and flats of standard construction, built after 1900 and in reasonable condition. Every visible and accessible element is inspected and rated 1, 2 or 3. You can see what needs attention and how urgently.

RICS Level 3 Building Survey
For older, listed, altered, larger or poor-condition homes, and any home where major works are planned. The most thorough survey RICS offers: it investigates the causes of defects and sets out the repair options.

An independent valuation
For when you need a figure rather than a condition report. That covers probate, matrimonial and tax matters, remortgaging, shared ownership and Help to Buy equity loans. Prepared by a RICS Registered Valuer to Red Book standards.
