Local knowledge
Warrington's housing stock, and what it means for your survey
Warrington grew twice. It was a Victorian mill and canal town along the Mersey. It then grew again as a new town from the late 1960s. That leaves older terraces near the centre, semis in the suburbs and estates of standard construction from the 1970s on. Most of it suits a RICS Level 2 Home Survey. The older terraces and the large Victorian houses of Stockton Heath and Appleton call for a RICS Level 3 Building Survey. So does anything altered or extended.
Whatever you are buying, we inspect it ourselves and write the report in plain English. These are the homes we survey most often across the town.
-
Stockton Heath and Appleton. Larger Victorian and Edwardian houses and later semis on leafy streets. A Level 3 for the older houses, a Level 2 for the later semis in good order.
-
Latchford, Orford and Fairfield. Victorian and Edwardian terraces close to the centre. The Victorian ones take a Level 3. Later terraces in good order take a Level 2.
-
Great Sankey, Penketh and Padgate. Inter-war and post-war semis and detached homes of standard construction. A Level 2 is the usual choice.
-
Birchwood, Callands and Chapelford. New town and recent estates. A Level 2 checks the build quality and the things a snagging list misses.
-
Lymm and Grappenhall. Village stock from cottages to conversions. Older, timber-framed or extended homes call for a Level 3.

Questions about surveys in Warrington
Do you cover all of Warrington?
Yes. We cover every WA postcode from our base on Rodney Street in Liverpool. That includes Stockton Heath, Appleton, Lymm, Grappenhall, Great Sankey, Penketh, Birchwood and Culcheth.
How quickly can you survey in Warrington?
We reply the same working day with a fixed fee and the earliest dates we can offer. Warrington is a short run down the M62 from our Rodney Street base, so an inspection is usually within the week. Your report follows within three working days of a Level 2 visit, or four of a Level 3.
Which survey do most Warrington buyers need?
A RICS Level 2 Home Survey is the usual choice. Most of Warrington's semis and estate houses are built in the standard way and in good order. Victorian terraces and the large period houses of Stockton Heath and Appleton suit a RICS Level 3 Building Survey. So do altered or extended homes.
Do you survey new-build and recent homes?
Yes. A Level 2 on a recent home checks the build quality. It also covers the parts a snagging list misses, from the roof to the drains. That gives you a written record to take back to the builder.
