Questions clients ask
How does a Buy to Let Survey relate to a Level 2 or Level 3?
It is a RICS Level 2 survey written for a landlord. You get the same condition ratings. The findings are explained in terms of rental readiness, running costs and what to raise with the seller. For an older, altered or poor-condition property, choose a RICS Level 3 Building Survey instead.
Does the survey cover my legal obligations as a landlord?
No, not in full. The report describes the condition of the property. It flags safety matters such as the electrical installation, gas appliances, damp and fire separation. It does not replace the checks the law asks a landlord to arrange before letting.
Can you survey a property that is already tenanted?
Yes, with the seller's and the tenant's agreement on access. We work around the occupants and treat the visit with the same care as an empty home. The report notes anything we could not reach.
How quickly can you inspect and report?
We reply to every enquiry the same working day and offer the earliest inspection date we have. The report follows within three working days of the visit.
Can I use the report to negotiate?
Yes. Documented findings give you a sound basis to renegotiate the price, ask for repairs or budget for works before you exchange. You also get a clearer view of the yield once the known work has been allowed for.
