- Flats and apartments of standard construction

- Listed buildings and period properties
- Homes that have been significantly altered or extended
- Properties in noticeably poor condition or with visible major defects
- Purchases where significant renovation or structural work is planned
Level 2 or Level 3
Which survey fits the property?
Both are carried out by a surveyor from a practice regulated by RICS. The difference is depth: how far the inspection goes and what the report sets out to establish.

Questions homebuyers ask
What is a RICS Level 2 Home Survey?
It is a professional inspection of a property's visible and accessible condition, carried out to the RICS Home Survey Standard. The report rates each element 1, 2 or 3 so you can see what needs attention and how urgently. It suits conventional homes in reasonable condition.
Is a Level 2 survey enough for my property?
For most houses and flats of standard construction built after 1900 and in reasonable condition, yes. Is the home older, listed, altered or non-standard, or are major works planned? Then a RICS Level 3 Building Survey is the better choice. Tell us about the property and we will advise before you book.
How long does the survey take and when will I get the report?
The inspection typically takes two to three hours depending on the size of the property. Your report follows within three working days of the inspection, and we are happy to talk it through with you.
How much does a Level 2 survey cost?
We quote a fixed fee for each property based on its size, type and location. Tell us about the property online or by phone and we come back the same working day with your quote. There is no obligation.
Is a Level 2 survey the same as a mortgage valuation?
No. A mortgage valuation is carried out for the lender to confirm the property is adequate security for the loan. A Level 2 survey is carried out for you. It inspects the condition of the property in far more detail and tells you what to act on.
What happens if the survey finds problems?
A condition rating of 3 gives you documented, professional evidence to renegotiate the price, ask for repairs or seek specialist advice before exchange. We explain every finding in plain English so you know what is serious and what is routine.
