What it is
A formal figure, not an agent's opinion
A RICS valuation is a formal view of what a property is worth on the open market. It rests on the condition, size and location, and on recent sales of similar homes. Unlike an agent's guide price, it can be used as evidence.

Questions clients ask
Will my solicitor, lender or HMRC accept your valuation?
It is written to the standard they ask for. A RICS Registered Valuer writes every valuation to the RICS Red Book, which solicitors, lenders, HMRC and housing associations recognise. Tell us the purpose when you enquire. We then write the report in the format they expect.
How is a RICS valuation different from an estate agent's appraisal?
An agent's figure is a guide for marketing a home. A RICS valuation is a formal opinion from a qualified valuer. It follows an inspection and rests on recent sales of similar homes. The reasoning is set out in full, so you can use it in legal, tax and money matters.
How long does a valuation take?
The visit usually takes under an hour. The report follows within two working days. If you have a deadline, tell us when you enquire and we will do our best to meet it.
What does an independent valuation cost?
We quote a fixed fee for each property and purpose. Tell us about the property online or by phone and we come back the same working day with your quote. There is no obligation.
What do I need to provide?
We need the address, the purpose of the valuation and any deadline. We also need access on the day. For probate or divorce work, tell us your solicitor's name or the form the report must follow. That helps us get it right first time.
