Local knowledge
Wigan's housing stock, and what it means for your survey
Wigan's housing was built for its mills and its mines. Victorian and Edwardian terraces line Ince, Hindley, Platt Bridge and Leigh. Later semis fill Winstanley and Ashton-in-Makerfield. Newer estates stand on old colliery land. A mining report is routine. A RICS Level 3 Building Survey is the right choice for the older terraces and for anything showing movement. It also suits extended or altered homes. The later semis and estates suit a RICS Level 2 Home Survey.
Whatever you are buying, we inspect it ourselves and write the report in plain English. These are the homes we survey most often across the area.
-
Ince, Hindley and Platt Bridge. Victorian and Edwardian terraces. A Level 3 for homes from before 1900 or with signs of movement. A Level 2 for later terraces in good order.
-
Leigh. Mill-town terraces around the centre and later semis beyond. A Level 3 for the oldest. A Level 2 for standard homes in good order.
-
Winstanley and Ashton-in-Makerfield. Inter-war and post-war semis and detached homes of standard construction. A Level 2 is the usual choice here.
-
Aspull, Abram and Bryn. Village terraces and later estates on the coalfield. We read the mining report alongside what we see on site.
-
Former colliery land. Newer estates on reclaimed ground. A Level 2 checks the build quality and what a snagging list misses.

Questions about surveys in Wigan
Do you cover all of Wigan?
Most of it. We cover WN2, WN3, WN4 and WN7 from our base on Rodney Street in Liverpool. That includes Ince, Hindley, Aspull, Abram, Winstanley, Ashton-in-Makerfield, Bryn and Leigh. If your postcode sits just outside those, ask and we will tell you straight away.
How quickly can you survey in Wigan?
We reply the same working day with a fixed fee and the earliest dates we can offer. Wigan is a short run up the M58 from our Rodney Street base, so an inspection is usually within the week. Your report follows within three working days of a Level 2 visit, or four of a Level 3.
Which survey do most Wigan buyers need?
A RICS Level 2 Home Survey suits the later semis and the estates built on old colliery land, which are standard construction. The Victorian and Edwardian terraces are better served by a RICS Level 3 Building Survey. So is anything showing movement, and any extended or altered home.
Do I need a mining report in Wigan?
Your solicitor will order a coal mining report as a matter of routine across the Wigan coalfield. We read it alongside what we see on site. Some homes show movement or sit near recorded workings. For those, a RICS Level 3 Building Survey gives the structure the care it needs. It says plainly whether more checks are worth the cost.
